Housing Implementation Committee

Purpose

The Princeton Housing Implementation Committee (PHIC) is composed of residents, local stakeholders, advocates, and local officials. PHIC is charged with implementing the goals and strategies of Princeton’s 2022 Housing Production Plan while maintaining or enhancing the rural character of the town.

PHIC meets twice monthly to:

  • pursue action items in Princeton’s 2022 Housing Production Plan
  • monitor implementation progress
  • coordinate with public officials and community partners
  • build public support for the action items necessary to implement the plan
    (zoning changes, funding allocation).

PHIC members will research locations for and reach out to landowners with parcels that may be suitable for housing development to discuss options, and when appropriate, connect landowners with state funding sources and incentives.

PHIC will work closely with the Princeton Planning Board to ensure Princeton home owners and vacant land owners understand the existing zoning bylaws, including those that relate to:

  • Additional Dwelling Units: also known as in-law apartments
  • Village Overlay District: allows apartments over businesses in/around Post Office Place
  • Open Space Residential Design: allows clustered housing while preserving open space
  • Conversion: allows for homes built before 1957 on 3 acres to be converted into two-family home, and those on 5 acres up to three-family home
  • Backlot Development: allows for a second house to be built on a shared driveway with the rural view protected by a conservation restriction along the road frontage
