Town of Princeton, Mass.-- PLANNING BOARD meeting  At T.H. Annex w/ remote participation

Meeting Minutes  --– October 21, 2020      7:30 PM

Present were:  Chair John Mirick, Tom Sullivan, and Ann Neuburg with alternate Lisa Drexhage. Absent were Ian Catlow, Rud Mason. Bill Lawton attended remotely

7:45 PM  Opened meeting after succeeding with GoToMeeting set-up and started discussion.

Gary Griffin was in with ANR plan for single lot cut out of 18 acre parcel on Old Colony Road—has 2 acres and 275’ frontage. Board voted all in favor to endorse and signed plan. Received check for $100.

7:50 PM  Housing Needs Survey has been vetted by CMRPC. Ann reported that Selectboard agrees to having it inserted in the next census mailing, going out after Dec. 31.

John reported on building inspector’s interpretation of a commercial building under state building codes as it may apply to the Stimson studio/office/workshop which they are planning to build. Similar projects in the past have not been considered “commercial” as an accessory to a home occupation. A commercial building code entails stricter standards and more costly materials.

The group discussed further edit of last year’s zoning amendment which required bigger set-backs for buildings over 10,000 sq.ft. At issue is the town’s possible use of the Princeton Center site for a new public safety complex. The site is too narrow to conform to the new zoning. An amendment—to exempt municipal structures--at the next ATM may be better option than a variance.

8:15 PM  The group in a majority vote approved the minutes of Oct. 7, 2020.
